FOUNDATIONS

Foundation defects, slab defects, foundation cracks, slab faults, cracked slabs—whatever you call it, if you have one, it can be unnerving.

There are lots of causes of foundation cracks or defects. While at some level, all foundation problems are probably the result of poor construction or poor design, not all problems will allow recovery. Give us a call to find out if your problem will allow you to recover the costs of repair.

UNDISCLOSED FOUNDATION DEFECTS

The question is, did the seller know about the problem before you bought the house? Or possibly, did the realtor know? Consider these signs:

Patches over cracks beneath carpet or flooring;
Cracks don’t patch themselves. Someone at sometime knew the crack was there.
Diagonal cracks at window and door frame corners;
These cracks indicate a foundation stress as opposed to sheetrock joint cracks.
Ground next to slab that is much lower than the rest of the soil;
In order to repair a foundation, access below is necessary. cavities and exposed slab below the rest of the grade are what can be left by repair companies.

CHECK THE BRICK, STUCCO OR OTHER HARD VENEER FOR CRACKS

Most people look for cracks in the house, but there may be more accurate indicators of foundation stress in the brick veneer. Where mortar is cracking can be a sign of foundation stress, particularly if it is a diagonal crack.

You can have your foundation checked by any number of foundation repair companies all of whom will have a vested interest in selling you a repair. Or you can contact a civil engineer who is experienced in foundation deflection and repair for a real opinion of what your problem is. If you think water or moisture is affecting your foundation, then file a claim with your insurance company. Even if they deny the claim is covered by your homeowner’s policy, you will probably get the answer to what is causing the problem when the engineer they hire tells you what his or her opinion is.
