GET EVERY QUESTION ANSWERED IN WRITING BY THE SELLER, NOT BY THE SELLERS' AGENT
Why should you get every question answered by the seller and not the sellers' agent? Simple, because real estate agents will provide misleading and incomplete information. Not all of them, but how will you know which one to trust? A second compelling reason is that the relay of information is subject to gross distortion. Just recall any parlor game where a secret is passed from one person to the next until it comes full circle to the originator as something hilariously different. Not so funny when it is your house and you just invested hundreds of thousands of dollars in it.
If you have a question, put it down in writing and have the sellers answer it on the same paper or copy of same you present.
In a case I had in Houston, the buyers asked their realtor to ask the sellers' realtor about a comment on the Sellers' Disclosure Notice. The sellers' agent quickly, without even contacting the sellers, answered the question and it was profoundly and sadly wrong. Had the sellers themselves answered the question, there would have been far less opportunity for the deception and misleading information and it may have even caused them to become forthright.
Get it in writing from the sellers and you will sleep easier.
