If you are buying any property in Austin or anywhere for that matter, whether it is commercial or residential, you have be concerned that you are buying something that may have future costs and expenses like electrical, plumbing, foundation or other matters that are not disclosed. It is imperative, whether you are buying a commercial or residential property that you hire the appropriate experts that can and will look for hidden defects.
The ordinary Texas Home Inspector licensed by the Texas Real Estate Commission will only look for and only find visible defects. They literally admit that they are not looking for hidden or latent defects. This is why I say a home inspection by a Texas Home Inspector licensed by the Texas Real Estate Commission is a waste of time and money. You will do far better if you hire either a registered engineer that is also a home inspector or hire an engineer for the foundation; an a/c contractor to check out your HVAC system; a roofing contractor to check your roof; and download the list of items that the Texas Residential Construction Commission has on its forms on their website.
