SIGNS OF FRAUD TO A HOME BUYER
The signs of fraud begin with some form of concealment. There has to be something that should have been disclosed, but wasn't.
An example would be when a home seller fails to disclose a material fact like the fact that the house flooded multiple times during heavy rains and that the sewage backed up into a shower.
That was never disclosed but the first big rain storm hit and raw sewage backed up into the stand alone shower. At that point, the home buyers had reason to suspect something was amiss, but there was no "smoking gun" that proved the previous owner was aware of the raw sewage backup.
As the new homeowners hired a water extraction company to remove the water in their home, they threw the ruined carpet into the street. A former tenant in the house named Dagmar was visiting Houston that week from South Africa. She drove by her old home she rented and saw all of the carpets and knew exactly what had happened. She had lived through it before.
Dagmar knocked on the door and spoke to the new home buyer who told Dagmar that the flooding and sewage backup were never disclosed. Dagmar then explained that she had been through muitiple events like that and had even warned some buyers before she moved out and left for South Africa.
The seller of the house was a realtor.
