WHY CAN?T THEY FIND STUCCO DAMAGE?
The reason they can?t find stucco damage is because it hides very well. Stucco is a concrete material and the wood rot damage that starts behind the stucco will almost never become noticeable on the inside of the house.
There can be signs on the outside such as cracks in the stucco or sometimes staining, usually brown. However, these can both occur when there is no wood rot damage behind the stucco.
When cracks appear in the stucco, the usual response is to patch them and paint over them. That way they look good from the outside. Unfortunately, this means that there is no way to see if there is wood rot behind the stucco. If you see cracks or staining in stucco, you should ask to open up the stucco because that will be the only way you can tell if the wood members or framing is being damaged by wood rot.
That is why the experienced stucco contractor is so important. They won?t merely patch the cracks or paint the stains. They will tell you you need to poke into the walls and find out if there is damage behind the walls. It?s scary, but sticking your head in the sand won?t make it better.
