Paying for a Home Inspection is a Waste of Money and a Waste of Time.
Don't pay for a home inspection, just do it yourself and hire professionals for the big items like the roof, the air conditioner and the foundation.
You can check off the items in the house just as easily as the "home" inspector. I believe they should have their name changed to "home list checker" since that is essentially all that gets done. Some do more, but even then, it is mostly a production to make you feel good about the purchase.
Okay, so thanks for that body blow. Now what do I do? Now you go out and hire three experts on the most costly and problematic issues:
Foundations - hire a civil engineer that specializes in residential foundations. There are lots of them everywhere.
Roofs - Hire a roofing contractor to look at the roof. Don't trust them? Try a public adjustor who looks at storm damaged roofs.
HVAC - Pay an AC contractor to look at and evaluate the system(s) before you buy. He can tell you repair histories on similar units and the duration or life of the unit.
What about other problems? If it is a neighborhood where the plumbing is known to be bad, get a plumber to inspect the system. If there is a septic system, get a septic system inspector.
