Who Does a Buyer's Agent Work For?
Technically, the buyer's agent in Texas is a "subagent" of the listing broker. The subagent relationship means that the payment or compensation actually comes FROM the listing broker. Of course the real estate agent will tell you that their loyalty is to you and that this "subagency" is merely a contractual "legal" arrangement. A way for the broker commission funds to be shared. Don't believe it. Rare is the buyer's agent who is committed to you MORE than they are committed to the deal.
Think about it. Your agent will never get paid a dime until the deal goes to closing. You are just a necessary part of closing the deal.
I know there are agents that will always put your interests first and even kill the deal for your benefit. However, you should keep your eyes open and not choose to believe that your agent is on your side and looking out for you.
Just be savvy and stay awake.
